How this calculator works

Roofers measure in squares, and one square is 100 sq ft of roof surface. The calculator takes your house length and width, adds the overhang on every side, then multiplies by a pitch factor. A 6/12 roof has about 12% more surface than a flat one, and a 12/12 roof about 41% more.

For the squares you would order, it adds 10% waste on a simple roof and 15% on a complex one. Installed prices apply to the roof area itself.

What pushes roof prices up or down

  • Material. Asphalt shingles cost the least. Metal, tile and slate cost much more but last longer.
  • Pitch. Steep roofs are slower to work on and need more safety gear.
  • Complexity. Dormers, valleys and skylights can add 20% to 30% to the price.
  • Tear-off. Removing old roofing runs about $1.00 to $2.40 per sq ft for each layer.
  • Hidden damage. Rotten decking found during tear-off is billed on top of the quote.

Common questions

How many bundles of shingles are in a square?

Most asphalt shingles come three bundles to a square. Some heavy designer shingles take four, so check the wrapper.

Does a hip roof cost more than a gable roof?

At the same pitch, both have about the same surface area, but a hip roof has more ridges and cuts, which adds labor. Choose Complex in the calculator if your roof has many hips, valleys or dormers.

Can a new roof go over the old one?

Building codes in most areas don’t allow another layer if the roof already has two. A full tear-off also lets the roofer inspect the deck. Check with your local building department.
