Siding replacement costs about $5,554 to $17,720 for most homes in 2026, with an average near $11,589 (HomeAdvisor, June 2026). Fixr puts the average higher, at $14,500, with most jobs between $8,500 and $20,000 (January 2026). Installed, vinyl runs $4 to $12 per square foot and fiber cement $6 to $15 (HomeGuide). For 1,500 sq ft of wall, that is about $6,000 to $18,000 in vinyl (1,500 × $4 to $12) or $9,000 to $22,500 in fiber cement, before tear-off and trim.
Prices updated October 2026.
This guide breaks new siding cost down by material, house size and line item, adds up a full quote for one house and shows each material’s cost per year. We compared prices from HomeAdvisor, Angi, HomeGuide, Fixr, Homewyse, This Old House and the Cost vs Value report (see our editorial policy).
Average siding replacement cost
How much does siding a house cost? It depends mostly on wall area and material, and each major guide prices a different house:
| Source | Average cost | Typical range | What it is based on |
|---|---|---|---|
| HomeAdvisor (June 2026) and Angi (August 2026) | $11,589 | $5,554 to $17,720 | Surveys of customer project costs |
| Fixr (January 2026) | $14,500 | $8,500 to $20,000 | 2,000 sq ft home |
| This Old House (June 2026) | $19,000 | $8,000 to $30,000 | Homewyse estimates |
| HomeGuide | Not given | $10,000 to $32,500 | 2,500 sq ft house |
| Cost vs Value 2025 (JLC) | $17,950 vinyl; $21,485 fiber cement | Not given | 1,250 sq ft of siding with trim and house wrap |
House size and scope explain most of the gap, so the cost to replace siding on your house can land outside these averages; Fixr reports jobs from $5,500 to $75,000.
Labor is roughly half the bill. HomeGuide splits a typical job into 50% to 55% materials and 45% to 50% labor, with labor at $2 to $6 per square foot. Angi and Fixr put labor at $1 to $4 per square foot.
Cost per square foot by material

Scale: $0 to $20 per sq ft. Natural stone ($15 to $45) runs past this scale. Source: HomeGuide (accessed October 2026).
- Vinyl. Homewyse prices a basic vinyl install at $7.59 to $12.94 per square foot before tear-off (September 2026).
- Fiber cement. HomeAdvisor notes the boards are heavy, which raises labor. James Hardie backs its fiber cement with a 30-year non-prorated warranty.
- Engineered wood. Sources disagree most here: HomeGuide says $7 to $12, HomeAdvisor $1 to $6. HomeAdvisor warns that a poor install can lead to moisture damage that cannot be repaired.
- Metal. HomeGuide says 24-gauge steel costs 30% to 40% more than thinner 26-gauge.
- Brick and stone. Often used as accents. New brick may need a $15 to $30 per square foot concrete footer (HomeGuide).
Siding replacement cost by house size
Siding is priced by the square foot of wall it covers, not the floor area on your listing. Stories, gables and windows all change the ratio. Hover estimates that a one-story 1,500 sq ft home needs 14 to 18 squares of siding (1,400 to 1,800 sq ft), while a two-story home of the same size needs 20 to 24 squares (2,000 to 2,400 sq ft).
Cost guides convert floor area to wall area differently. For a 1,500 sq ft home, Fixr assumes 1,600 to 1,800 sq ft of siding, while HomeGuide’s vinyl guide assumes 1,200 sq ft. Measuring is better than guessing. This Old House suggests multiplying the length and height of each wall, subtracting large windows and doors, and adding 10% to 15% for waste. Or enter your wall dimensions in our siding cost calculator. Once you know your wall area, find it in the grid below, which multiplies it by HomeGuide’s installed rates:
| Wall area | Vinyl ($4 to $12) | Engineered wood ($7 to $12) | Fiber cement ($6 to $15) | Wood ($5 to $15) | Source |
|---|---|---|---|---|---|
| 1,000 sq ft | $4,000 to $12,000 | $7,000 to $12,000 | $6,000 to $15,000 | $5,000 to $15,000 | HomeGuide rates |
| 1,500 sq ft | $6,000 to $18,000 | $10,500 to $18,000 | $9,000 to $22,500 | $7,500 to $22,500 | HomeGuide rates |
| 2,000 sq ft | $8,000 to $24,000 | $14,000 to $24,000 | $12,000 to $30,000 | $10,000 to $30,000 | HomeGuide rates |
| 2,500 sq ft | $10,000 to $30,000 | $17,500 to $30,000 | $15,000 to $37,500 | $12,500 to $37,500 | HomeGuide rates |
| 3,000 sq ft | $12,000 to $36,000 | $21,000 to $36,000 | $18,000 to $45,000 | $15,000 to $45,000 | HomeGuide rates |
These totals cover siding only. Add tear-off, house wrap, soffit, fascia and permits from below.
Line items: removal, house wrap, trim, soffit and fascia
First quotes often leave some of these out. HomeGuide warns that many contractors omit tear-off from the initial estimate, and Fixr says trim, soffit, fascia and flashing may not be included. Ask for each line in writing.
| Line item | Typical cost | Source |
|---|---|---|
| Old siding removal and disposal | $0.70 to $2.00 per sq ft | HomeGuide |
| Removal and disposal, whole house | $1,000 to $2,500 | Fixr |
| House wrap, installed | $0.73 to $0.89 per sq ft (September 2026) | Homewyse |
| Trim | $0.50 to $30 per linear ft, by material | Fixr |
| Soffit | $4 to $22 per linear ft | HomeGuide |
| Fascia | $5 to $12 per linear ft | HomeGuide |
| Soffit and fascia together | $9 to $34 per linear ft | HomeGuide |
| Permit | $30 to $200 (HomeGuide); $150 to $1,500 (HomeAdvisor, Fixr) | HomeGuide, HomeAdvisor, Fixr |
| Asbestos siding replacement, pre-1980 homes | About $3,200 average | HomeAdvisor |
- Removal. HomeAdvisor notes that tear-off exposes rot, moisture and pest damage that should be fixed before new siding goes on.
- House wrap. The Cost vs Value job spec calls for a continuous water-resistive barrier, such as house wrap, under new siding.
- Soffit and fascia. Most homes have 100 to 200 linear feet of eaves, so replacing both runs about $900 to $6,800 (HomeGuide). HomeGuide’s fascia price includes taking down and rehanging the gutters. If yours are near the end of their life, our gutter cost guide covers the add-on.
- Windows. Fixr lists window replacement as an add-on at $400 to $1,200 each; see our window replacement cost guide.
Worked example: new siding on a two-story 2,000 sq ft house
Take a two-story, 2,000 sq ft colonial with about 1,900 sq ft of wall (inside Fixr’s 1,800 to 2,000 sq ft range for that size), 150 linear feet of eaves and old wood clapboards that have to come off. The owners pick standard vinyl lap siding. Using the rates above, the quote adds up like this:
| Line item | Math | Low | High | Source |
|---|---|---|---|---|
| Tear-off and disposal | 1,900 sq ft × $0.70 to $2.00 | $1,330 | $3,800 | HomeGuide |
| House wrap | 1,900 sq ft × $0.73 to $0.89 | $1,387 | $1,691 | Homewyse |
| Vinyl lap siding, installed | 1,900 sq ft × $4 to $7 | $7,600 | $13,300 | HomeGuide (lap style) |
| Soffit and fascia | 150 linear ft × $9 to $34 | $1,350 | $5,100 | HomeGuide |
| Permit | Flat fee | $100 | $500 | This Old House |
| Total | $11,767 | $24,391 |
J-channel and corner trim are not listed separately. Homewyse’s basic vinyl estimate, for example, already includes fitting J-channels and corner flashing, so ask whether your quote does too. This Old House suggests a 10% to 20% contingency, which adds about $1,177 to $4,878 here ($11,767 × 10% and $24,391 × 20%). For reference, the 2025 Cost vs Value report priced a smaller 1,250 sq ft vinyl job at $17,950.
Same house in fiber cement: at HomeGuide’s $6 to $15, the siding line becomes $11,400 to $28,500 (1,900 × $6 to $15), and the total rises to $15,567 to $39,591.

Material lifespan and cost per year
A cheaper siding that wears out sooner can cost more over time. To compare, we took the midpoint of HomeGuide’s installed price for 1,500 sq ft of wall and divided it by the midpoint of HomeGuide’s lifespan range. It leaves out upkeep and inflation, so treat it as a rough guide.
| Material | Lifespan | Midpoint cost, 1,500 sq ft | Cost per year | Upkeep | Source |
|---|---|---|---|---|---|
| Vinyl | 30 to 40 years | $12,000 | About $343 | Never needs paint (This Old House) | HomeGuide |
| Aluminum | 25 to 40 years | $12,000 | About $369 | Prone to dents and scratches (HomeGuide) | HomeGuide |
| Engineered wood | 30 to 50 years | $14,250 | About $356 | Poor installs risk moisture damage (HomeAdvisor) | HomeGuide |
| Wood | 20 to 40 years | $15,000 | About $500 | Reseal or repaint every 3 to 5 years (HomeAdvisor) | HomeGuide |
| Fiber cement | 50 to 75 years | $15,750 | About $252 | Periodic repainting (HomeAdvisor) | HomeGuide |
| Steel | 40 to 70 years | $17,250 | About $314 | Rust-resistant coating every few years (HomeAdvisor) | HomeGuide |
| Stucco | 50 to 80 years | $18,000 | About $277 | Not ideal for rainy climates (HomeGuide) | HomeGuide |
Example: vinyl at its $8 midpoint gives 1,500 × $8 = $12,000, and $12,000 ÷ 35 years is about $343 a year. Fiber cement costs more up front but comes out cheapest per year because it lasts longest.
Upkeep can change the ranking. HomeGuide prices painting wood siding at $1 to $4 per square foot, so each repaint of 1,500 sq ft adds $1,500 to $6,000. Lifespans also vary by source: HomeAdvisor gives vinyl, wood and aluminum 20 to 40 years and fiber cement about 50, and Angi says engineered wood may need replacing after 20 years.
Can you side over existing siding?
Sometimes, but most sources advise against it. HomeGuide says most reputable contractors will not install over old siding, because hidden rot can keep spreading. HomeAdvisor and Angi both call removal the better practice because it exposes damage, and Angi adds that an overlay can blur the outline of doors and windows.
- When it can work. The old wall must be flat, firmly fastened and free of moisture problems (HomeGuide, This Old House).
- Which materials. HomeAdvisor says vinyl can go over almost any existing siding, but This Old House says new vinyl should not go over old vinyl.
- What you save. Fixr says an overlay can save $1,000 to $2,500 on a vinyl job.
DIY vs pro and how to save
With labor near half the cost, DIY is tempting. HomeAdvisor calls whole-house siding one of the hardest exterior jobs to do yourself, and Fixr warns that install errors can cause moisture damage and void the warranty. This Old House says DIY suits a garage, a shed or a few panels, and that vinyl is the easiest material for it.
A middle path is doing the prep. Angi suggests clearing landscaping and removing the old siding yourself. On the example house, that tear-off line is worth $1,330 to $3,800, if your installer agrees.
- Book the slow season. Fixr and This Old House both point to fall and winter for lower labor prices, where the climate allows.
- Keep it simple. Stock colors and plain lap cost less than custom colors or board and batten (Fixr).
- Mix materials. Put premium siding or stone on the front wall and a cheaper material on the sides and back (This Old House, Angi).
- Compare quotes. Get at least three estimates for the same material (HomeGuide, Fixr).
- Do not trim the barrier. This Old House lists the moisture barrier, flashing and experienced labor as places not to cut.
New siding also tends to pay back well at sale. In the 2025 Cost vs Value report, vinyl replacement recouped 96.5% of its cost and fiber cement 113.7%. Browse our other siding cost guides for more on each material.
